I am thorough, knowledgeable, honest and fair – and passionate about real estate and the business of inspecting it.
My job is to give you the straight facts about the home you want to buy. I don't sugarcoat my report, but I try to put every finding into the proper context. You need to know which findings are potentially dangerous or costly to fix. You also need to know which deficiencies are common and easily repaired. I help you to better understand the house from the ground up.
Who am I? How can I help?
My name is Gabe Semenza. I am a Licensed Professional Inspector, as regulated by the Texas Real Estate Commission. My license number is 20326.
You might know I was, for many years, an award-winning investigative journalist. I know how to delve into complicated issues, such as all the moving parts of a home or commercial building, and uncover problems.
I also worked for years in residential and commercial construction in five states, including Texas. As an investor, I have remodeled and managed homes in the Crossroads.

So, what does my inspection entail?
When I inspect a home and associated buildings, I examine:
THE STRUCTURE:
Foundations, grading and drainage, exterior and interior walls, celings and floors, exterior and interior doors and windows, cabinets, stairs, fireplaces and chimneys, balconies, porches, decks, garages and attached carports, driveways, sidewalks, roof covering materials, roof structure and attic.
THE ELECTRICAL SYSTEM:
Service entrance and panels, branch circuits, receptacles, switches and fixtures.
THE HEATING AND COOLING SYSTEMS:
Ducts, plenums, vents, as well as heating and cooling equipment.
THE PLUMBING
Visible fixtures, drains, wastes and vents, the water supply system, the water heater and hydro-massage therapy equipment (ie Whirlpools).
THE APPLIANCES:
Dishwasher, food waste disposer, range hood, ranges, ovens, cooktops, microwave, trash compactor, bathroom exhaust fans and heaters, garage door operators, doorbell and chimes and dryer vents.
THE WOOD-DESTROYING INSECTS
Termites, wood-boring beetles and other wood-destroying organisms.**

What does a home inspection include?

Once the inspection is performed, how soon will I receive my report?
In most cases, you will receive your home inspection report the night of the inspection. I can e-mail reports or deliver them in person.
Should I be present during the inspection?
Yes. I strongly urge you to be present during the inspection. While my reports are detailed, full of context and include photos, it helps your understanding to view firsthand any potential problems.
When is payment due?
Payment is due immediately following the completion of the home inspection. I accept cash and checks.
How long will the inspection last?
Typically, home inspections last from three to four hours, depending on the size of the structure, the problems present and whether the home contains a crawlspace.
What if I have questions after the inspection?
No problem. Simply call me or arrange for a sit-down meeting. You're encouraged to ask plenty of questions.
